The Henderson:
As the epitome of world-class office and architectural excellence, The Henderson is set to become the iconic building in Murray Road, Central. Inspired by the blossoming bud of a Bauhinia and designed by Zaha Hadid Architects. Its unique shapes and volumes are realised by six mega-columns and one side core steel structure. The Henderson aims to provide a new kind of workplace in Hong Kong — one that revolves around employees’ health and wellbeing, environmental efforts and smart digital technology with 5 carpark basements, 25 office floors and 39/F Could-Banquet Hall.
The Henderson has been granted a number of top-tier awards in Hong Kong and overseas, including:
Hong Kong Green Building Award 2021:
• Grand Award – Projects under construction and/or Design – Commercial

Project Highlights:
Smart Green - From lush outdoor landscaping to extensive green walls at the podium level and intermediate floors independent temperature and humidity control with heat recovery and desiccant dehumidification technologies, advanced air purification systems, contactless access pathways and lift calling to designated office floors, patented elevator sterilisation pod, and a dedicated Smart Tenant App to enable indoor environmental control. The building is designed to create a hassle-free experience for officegoers, providing a healthier and more sustainable working environment. The curved glass facade of The Henderson adapted multiple resilient strategies that can block UV intake, insulate the indoor from solar heat gain to achieve optimum thermal comfort and energy efficiency in the occupancy areas and reduce the building’s carbon footprint. One of the key design requirements for the occupancy areas is to withstand extreme weather conditions, such as super-typhoon and rainstorms. This led to a breakthrough in the engineering of the facade, four-ply 3D curved, double-laminated glass panels that are shaped into a curve using a custom-made digital mould. Aiming to take a leading role in driving a collective change towards a more sustainable future, Henderson Land has launched an industry-first, three-way environmental, social and governance (ESG) partnership programme at The Henderson that connects landlords, individuals and tenants to strive towards common sustainability goals.
Smart Health - Keeping with its core philosophy of well-being, The Henderson is designed as an oasis in the heart of the city. It is surrounded by parks and landscaped gardens, while a Sky Garden on the 22nd floor is a recreational space with a running track with extensive vertical greenery air-purifying filter open to all the building’s users for moments of respite.
The Henderson incorporates world-first systems that make it a more comfortable place to work and spend time, with touchpoints that have also undergone careful consideration when it comes to environmental hygiene, including air quality powered by a liquid desiccant cooling system that optimises the indoor temperature, as well as dehumidifying and filtering the air.
To combat the negative impact of spending long hours in a poorly lit office without natural sunlight has been shown to have a negative impact on mental and physical health, the building is equipped with a circadian lighting system that works in harmony with our internal clocks and follows the human circadian rhythm by mimicking changing light patterns and correlated colour temperature, helping to shape a healthier work environment for all.
Innovation and Future-proof Design - The technologies adopted in the building will answer future customers’ needs, changes in business operation models, and demand for sustainable development goals globally. The solar-responsive ventilators (SRV) – designed for The Henderson and patented by the Project Team – relieve the discomfort caused by solar radiant heat into the building from the exterior; Meanwhile, the system is powered by photovoltaics on the rooftop. The aerodynamic air flow design creates an air cushion between the facade and office spaces, maintaining a comfortable thermal environment for the occupants. The Lift Sterilisation Pod - project-specific patented innovation to keep elevators automatically sterilising the air and lift surfaces with UV-C and ionisation, tackling bacteria and viruses.
