From Super Typhoon Mangkhut in 2018 to the record-breaking Black Rainstorms in 2023, Hong Kong has faced increasingly severe extreme weather events, driving up insured losses and testing the resilience of all industries. In response, insurers globally have raised premiums and tightened terms, creating a vicious cycle of escalating costs and potential uninsurable assets. Traditionally, the real estate industry has viewed insurance as a necessary cost of doing business - a safeguard against unforeseen risks, but rarely a tool for creating value. 

However, that paradigm is shifting. 

Link Asset Management (Link) has explored how real estate climate resilience efforts can be linked with insurance terms - a model that doesn’t just provide protection but actively rewards investment in climate adaptation measures. To emphasise this transformative approach, Link partnered with AXA Hong Kong & Macau (AXA) and Marsh, with support from the Hong Kong Green Finance Association, to launch a white paper titled Sustainability-Linked Insurance: Rewarding Climate Risk Adaptation. This report showcases how a proactive stance on climate resilience can unlock significant financial rewards for real estate companies, encouraging a shift in industry standards.

Link’s Resilience Framework, consisting of six interconnected pillars, underpins the Company’s comprehensive climate risk strategies. Since 2019, Link have conducted in-depth climate risk assessments to identify vulnerabilities within its portfolio, particularly related to flooding and typhoon threats. The Company assessed and enhanced its mitigation measures by implementing innovative solutions such as detachable flood barriers and IoT flood sensors in its properties. Additionally, the Company established standardised emergency protocols and prioritised preventive maintenance for drainage systems, ensuring effective responses to extreme weather events and minimising disruptions to its tenants' operations.

Through careful quantification of climate risk and targeted resilience investments, Link, with the help of its insurance broker Marsh Hong Kong, secured an 11.7% reduction in property insurance premiums in 2025 compared to 2024 - significantly outperforming the industry’s ~3% average reduction. Even more importantly, Link negotiated an additional 7.5% premium reduction tied to its loss ratio, creating a direct financial incentive to continue investing in long-term climate preparedness.

By embedding climate resilience into its operational and financial strategy, Link has proven that climate adaptation isn’t just a defensive measure — it’s a value creator. Rising climate risks will continue to challenge traditional insurance models, but Link’s resilience-linked insurance structure offers a replicable blueprint for other asset owners. CIC Green Product Certification Scheme 2.0: Powering a Greener Future for Hong Kong’s Built Environment


The Hong Kong Green Building Council (HKGBC) and the Construction Industry Council (CIC) are pleased to announce the successful launch of the CIC Green Product Certification Scheme 2.0. Held on 26 May 2025 at the CIC-Zero Carbon Park, the event brought together over 600 participants, including government officials, industry leaders, developers, contractors, manufacturers, and sustainability advocates, who joined in person and online to celebrate a new milestone in Hong Kong’s green building journey.

With building activities and operations accounting for more than 50% of Hong Kong’s carbon emissions—and the global construction sector contributing over 30% of carbon emissions worldwide—the CIC Green Product Certification Scheme 2.0 serves as a powerful catalyst in advancing Hong Kong’s transition to a low-carbon economy. 

Expanding the Scope: New Product Categories and Sustainability Labels

To keep pace with the growing demand for green building materials, the CIC Green Product Certification Scheme (the Scheme) has now been updated to Version 2.0. The number of Product Categories has increased from 28 to 32, with the four new additions comprising Photovoltaic Module, Precast Concrete, Flooring, and General Green Products. The upgraded Scheme also introduces five Sustainability Labels: Carbon, Environment, InnoSmart, Performance, and Resource.  These enhancements ensure certified products meet sustainability standards and enable the industry to make more precise procurement decisions. 

Certified products under the Scheme not only meet stringent environmental and sustainability criteria but also empower developers to comply with green building standards such as BEAM Plus. By adopting certified materials, industry players can reduce a project’s environmental impact and gain a competitive edge in a market increasingly focused on sustainability.

New HKGBC Retrofitting Hub Helps to Advance Building Energy Efficiency Retrofits

 

In a significant step toward advancing energy efficiency in the built environment, the HKGBC Retrofitting Hub was officially launched on 6 May 2025. Designed as an online knowledge sharing platform, the Retrofitting Hub provides access to the latest information on building energy efficiency retrofits. The launching ceremony brought together nearly 100 distinguished guests, including industry leaders and representatives from key institutions, underscoring a shared commitment to sustainable building practices.

During the ceremony, HKGBC Chairman, Dr CHEUNG Tin-cheung, extended a warm welcome to all guests.


The Guest of Honour, Ir P C CHAN, Acting Director of the Electrical & Mechanical Services Department of the HKSAR Government, graciously delivered the Opening Remarks.


Ir Victor CHEUNG, Director cum Building innovation and Technology Task Force Convenor of HKGBC, introduced the HKGBC Retrofitting Hub in a dedicated sharing session.


Ir Wallace LEUNG, Chief Engineer of Electrical & Mechanical Services Department of the HKSAR Government, provided insights into the latest developments of the Buildings Energy Efficiency Ordinance.

More than 50 successful case studies have been collected from the sector to build a comprehensive database for industry reference. To express gratitude and recognise the invaluable contributions of these case contributors, Certificates of Appreciation were presented to representatives from the building industry, including developers, property management companies, technology firms, and government entities. 

The ceremony also featured a panel discussion on “Promoting Energy Saving Retrofitting for Building in Hong Kong”, offering expert insights on policy, green finance, technology development and funding support. 

 
 
Ir Dr Bruce CHONG, Director of HKGBC, moderated this inspiring discussion, joined by Prof Christine LOH, SBS, JP, Chief Development Strategist of The Hong Kong University of Science and Technology; Mr Howard LEE, Associate Director, GreenTech of Hong Kong Science and Technology Park; Ms Grace KWOK, Co-chair of Real Estate Working Group of Hong Kong Green Finance Association; and Ir Gary CHIANG, Principal Manager - Business Development & Support of CLP Power Hong Kong. These esteemed speakers shared their unique perspectives on the development, challenges and potential resources and support for retrofitting in Hong Kong.
 

The ceremony concluded with Closing Remarks from Ir Dr Anthony LO, Director cum Industry Standards and Practices Committee Chairman of HKGBC.

To advance energy efficiency and support the goal of achieving carbon neutrality, the HKGBC Retrofitting Hub serves as an online knowledge platform, offering industry professionals easy access to retrofitting strategies, guidelines, case studies, and events. HKGBC Member Exclusive Green Building Tours to Sino Inno Lab and The Spark


 

The Hong Kong Green Building Council (HKGBC) organised two Green Building Tours on 14 and 27 May, visiting Sino Inno Lab and The Spark. The tours, held in collaboration with HKGBC Platinum Patron Member, Sino Group, were exclusively arranged for HKGBC Patron and Basic Members, and met with great enthusiasm. The second tour was arranged on the back of the strong feedback.

The two green building tours took nearly 70 participating Members on an immersive journey to witness firsthand Sino Group’s pioneering efforts in innovation and sustainability. Participants explored a wide array of AI-driven applications, advanced green building technologies, and wellness-oriented appliances showcased at the lab. The tours also featured interactive virtual reality simulations replicating realistic construction scenarios and live demonstrations using robotic technology. The attending Members further examined new materials designed to enhance architectural aesthetics while optimising energy efficiency. These elements exemplify Sino Group’s commitment to fostering an innovative culture and strengthening a knowledge network that supports a greener and more sustainable future.
