Swire Properties’ Green Performance Pledge Achieves Record Tenant Participation across Hong Kong and the Chinese Mainland
Swire Properties’ Green Performance Pledge (GPP) has achieved record participation levels. A total of 256 tenants – representing approximately 70% of the occupied lettable floor area across the Company’s office portfolios in Hong Kong and the Chinese Mainland – have now joined the initiative, representing a 46% year-on-year increase.
Over the past five years since the programme was launched, GPP tenants in Hong Kong have collectively improved their key sustainability indicators significantly, including a 10% improvement in both electricity and water efficiency, and a 5%-point increase in waste diversion1.
In the year from April 2025 to March 2026, GPP tenants in Hong Kong collectively reduced their electricity consumption by 394,000kWh (the equivalent of the annual electricity consumption of 120 local households); reduced their water consumption by approximately 1,000m3 (or the equivalent of over 18,000 showers); and diverted more than 270 tonnes of waste from landfill through waste recycling initiatives2.
Since the GPP’s pilot launch in the Chinese Mainland in 2022, GPP tenants have also recorded significant improvements in their sustainability performance. Of the GPP tenants that participated in both the 2023/24 and 2024/25 programmes, 58% reduced their electricity use intensity, 46% reduced their water use intensity, and 72% enhanced their waste diversion rate year-on-year.
Celebrating Tenants’ Environmental Excellence at Annual GPP Forum

Celebrating Tenants’ Environmental Excellence at Annual GPP Forum
At the annual GPP Forum on 8 July, a total of 166 tenants in Hong Kong were awarded Member, Silver, Gold or Platinum ratings for the 2025/26 year. Nineteen tenants attained Platinum ratings for their outstanding performance in the Sustainable Office Operations Scheme. Two tenants received the highest Three-Seed rating as part of the Sustainable Fit-Out and Renovations Scheme. Overall, 90% of existing GPP tenants maintained or improved their GPP rating year-on-year.
The highlight of the event was a panel discussion moderated by Prof. Christine LOH, Chief Development Strategist at the Institute for the Environment at Hong Kong University of Science and Technology, speakers from Crédit Agricole CIB, Marsh Risk, DFI Retail Group, and Mox Bank shared how they navigate today’s dynamic market and build resilience into daily operations and long-term strategy.
Scaling Impact through the GPP
The GPP now promotes employee wellbeing by recognising tenants that maintain good indoor air quality standards. The programme also advances circularity by encouraging the use of sustainable materials, flexible office design and waste reduction during renovation works.
New circular solutions were also piloted within the GPP community, including the recycling of used hand towels into paper products that can be reintroduced into building operations, as well as reusable tableware to help tenants reduce single-use items when hosting meetings and events.
In 2026, Swire Properties launched the “Community Ambassadors x Partners Volunteer Hub”, enabling 1,000 colleagues from the office tenants to take part in volunteering activities organised by the Swire Properties Community Ambassador corporate volunteer programme and its NGO partners.
