Swire Properties’ Green Performance Pledge (“GPP”) Forum 2025: Tenant-Landlord Partnership for the Future


The annual Green Performance Pledge (“GPP”) Forum was successfully held on 3 July 2025 at Taikoo Place, celebrating the impressive accomplishments of all participating tenants in the 2024/25 year. The event brought together over 160 participants from more than 60 tenant companies and partners, reflecting the growing and dedicated community Swire Properties has built to advance sustainable progress in Hong Kong’s built environment.

Driving Tenant Sustainability through the GPP

Swire Properties’ GPP programme aims to support tenants’ sustainable performance throughout their tenancy cycle. By providing a comprehensive suite of tools — including sustainable fit-out guidelines, smart waste solutions, and free smart meter installations, tenants can efficiently monitor and benchmark their progress. Regular capacity building workshops further foster knowledge-sharing and collaboration, enabling tenants to continuously improve their sustainability practices.

2024/25 marked a significant milestone in tenant engagement and performance, with 113 tenants attaining Member, Silver, Gold, or Platinum ratings under the Sustainable Office Operations Scheme — a substantial 51% increase from 75 tenants in the previous year. Notably, the number of tenants achieving a Platinum rating doubled, reflecting heightened commitment and performance. These results highlight the critical role of tenant-landlord partnerships in accelerating sustainability and advancing Hong Kong’s journey towards a more sustainable future. 

The GPP’s Significant Environmental Impact

From April 2024 to March 2025, GPP tenants in Hong Kong delivered impressive results:
  • Electricity consumption was reduced by approximately 436,400kWh, equivalent to the annual consumption of 132 three-person Hong Kong households;
  • Over 200 tonnes of waste were diverted from landfill through enhanced recycling and reduction initiatives;
  • Water consumption intensity was lowered by 13%, saving an estimated 5,240 m³ of water.

A highlight of the Forum was the panel discussion, which offered insights into how to navigate the shifting sentiment towards sustainability, and to embrace a collaborative mindset to drive transparency, efficiency and results despite the ongoing challenges and risks, such as climate change. 

Reflecting on their GPP journey, panelists emphasised how Swire Properties’ support have empowered them to measure, benchmark and improve their sustainability performance. The panel also acknowledged the GPP as an example of an impactful collaboration platform to drive progress towards common sustainability goals.
