ATAL Tower: Transforming Industrial Legacy into a Modern Green Smart Building


 

In a remarkable testament to Hong Kong's green building evolution, an industrial facility in Kwai Chung has undergone a stunning metamorphosis. Unveiled in 2024, ATAL Tower, the new headquarters of ATAL Engineering Group (“ATAL”), has not just transformed into a state-of-the-art smart building but has also emerged as a beacon of sustainability, clinching the Provisional Platinum rating under BEAM Plus New Buildings V2.0.

Nature Meets Innovation

Rising 12 storeys into the Hong Kong skyline, the ATAL Tower stands as one of the successful transformations under the HKSAR Government's Revitalisation Scheme for Industrial Buildings. “Despite the inherent challenges of converting an existing structure, digital twin and other cutting-edge technologies were adopted in the design and planning stages, complemented by greenery, to create a variety of comfortable spaces where people can work, exchange innovative ideas, conduct research project and training, and collaborate,” explained Mr Rocky FUNG, the Project Manager of ATAL Tower and a BEAM Pro as he reflected on the project. “We view the challenges of working with an existing structure as opportunities for innovation.”
 
 

The landscape of ATAL Tower provides a pleasant environment for colleagues to work, exchange innovative ideas, conduct research projects and training, and collaborate. It blends indoor areas with views of lush greenery and outdoor spaces featuring upcycled benches, all set in refreshing air.

 
Step inside ATAL Tower, and you will find yourself in a space where technology and nature coexist harmoniously. The building, featuring indoor plants and outdoor landscaping, cultivates a vibrant environment that enhances wellbeing. Thoughtfully framed views of tree canopies and open skies, precisely calculated and positioned based on the building's orientation, seamlessly connect the indoors with the outdoors.

Smart Heart of Sustainability
 

ATAL's building management system collects and utilises real-time data from various facilities of the building, such as room temperature, humidity, and indoor air quality, to automatically adjust the indoor environment, ensuring optimal comfort and efficiency for all colleagues, while using the data to accurately estimate future operations.
 

At the heart of the building’s myriad systems is the Smart Building Platform, an intelligent building management system developed by ATAL. This platform optimises energy efficiency and occupant comfort by monitoring real-time performance across various systems, including Internet of Things (“IoT”) sensors, air-conditioning, and lighting. Three-dimensional building information modelling (BIM) graphics are presented on a user-friendly dashboard for easier oversight of the building’s status and performance, with artificial intelligence (“AI”) deployed for optimisation and fault detection.
 

Mr Rocky FUNG, the Project Manager of ATAL Tower and a BEAM Pro, showcases the innovative walkable photovoltaic pavers, highlighting their dual functionality of generating electricity from sunlight while conserving space for other amenities. 

 
Additional energy-efficient measures, such as oil-free chillers, and photovoltaic pavers and panels, contribute to around a 30% reduction in annual energy consumption and carbon emissions. The innovative chilled beam technology ensures optimal comfort and enhances energy efficiency.

ATAL Tower prioritises human experience alongside environmental considerations. It features gym facilities, public art, both outdoor and indoor communal spaces, and advanced air quality management systems, fostering an environment where wellness and productivity thrive.
